A joint venture of Novare Group, Batson-Cook Development Co. and PointOne Holdings has opened The Parker, a 330-unit luxury community in Acworth, Ga., an Atlanta submarket. Partners on the project included architecture firm Dynamik Design and general contractor Stratus Construction.
The developers broke ground on the project in August 2023. That same year, the companies took out a $53.3 million construction loan from City National Bank of Florida, according to Yardi Matrix information. The note is set to expire in July 2027.
Located at 5944 Highway 92, The Parker is 7 miles from downtown Acworth. Hartsfield-Jackson Atlanta International Airport is within 37 miles, while downtown Atlanta is 28 miles southeast.
The community encompasses 17 three-story residential buildings spread across 20 acres, as well as 20 carriage homes with private garages. The unit mix consists of one-, two- and three-bedroom floorplans ranging from 775 to 1,441 square feet. Apartments also have private balconies or patios.
Common-area amenities include a swimming pool with sun deck, fitness center, outdoor entertainment pavilion with grilling stations and EV charging stations. The property also has a clubhouse with coworking spaces and a coffee bar, as well as a dog park and pickleball court.
Atlanta multifamily deliveries rank high nationally
As of March, Atlanta’s multifamily development pipeline consisted of 145 under-construction projects totaling 34,673 units, according to Yardi Matrix information. Additionally, about 560 projects were prospective or in different planning stages, which will eventually generate about 128,660 apartments. The metro also ranked third for multifamily deliveries in 2024.
At the beginning of the month, RangeWater Real Estate acquired four acres in Lilburn, Ga., to develop a 269-unit community in partnership with TMGRI. The project is set to break ground in the following months.
